There’s plenty of real estate agents out there you can easily find via online ads, postcards and yard signs, but with so many professionals to choose from, finding the right one can feel overwhelming. Buying or selling a home is one of the biggest financial decisions of your life. That’s why finding a real estate agent with experience to guide you through every step of the process is key. Financial guru, Dave Ramsey advises: “When getting help with money, whether it’s insurance, real estate or investments, you should always look for someone with the heart of a teacher, not the heart of a salesman.”
Follow these tips on how to find a real estate agent to make sure you hire the perfect agent/team.
1. Word of Mouth
Do you know someone who has recently had a great experience with a real estate agent or team? There is no better way to determine if this agent is right for you than to hear positive opinion from someone you trust! Ask a lot of questions. Talk with other recent clients who have worked with this same agent. See if their experiences were positive, what they wish they would have done differently, etc. You can find an agent’s licensing and credentials online. Be sure you look at their social media presence. Are they able to present themselves well? Do all your research!
You might already know, a good agent is licensed by the state (at the bare minimum!). Further real estate credentials make your agent even more reliable and knowledgeable. Other credentials include specialty training in luxury home sales, farm and ranch, commercial real estate, etc. If your home or property has unique qualities like these, you might be better served by a real estate agent who’s been trained in those specific areas.
Communication is key in relationships. This concept really rings true in the real estate world. When choosing an agent, be on the lookout for matching communication styles. You and your agent should try be on the same page from the very start. He or she must be an excellent communicator. This also means being a good listener. Someone who is able to hear your desires and put them into practice. A good agent will present their honest opinions and recommendations, but will leave the major decisions up to you. Your agent should also be reachable and attentive, returning your calls and emails in a timely way. Your agent should also keep you well-informed, communicating when appropriate. A relationship is a two-way street, and a good agent will display the necessary balance.
Take time to find a human you respect and trust. Look for an agent who is patient, honest and trustworthy. When it comes to choosing an agent, millennials and other generations share their top priority: the sense that an agent is trustworthy and responsive to their needs. A Consumer Housing Trends Study found that millennials prefer a more hands-on approach to their real estate experience: “While older generations rely on real estate agents for information and expertise, Millennials expect real estate agents to become trusted advisers and strategic partners.”
More and more studies show that when it comes to real estate, people want someone they can trust, someone who knows the neighborhood they want to move into, and can lead them through the entire experience.
5. Knows the Current Market & Area Well
This is a very important piece of the puzzle. Hiring an agent who knows your area and has their finger on the pulse of the current market will make your buying or selling experience much easier. He or she should be able to tell you about the market trends in your area, what similar homes have been selling for, what’s been happening in the area around the neighborhood, etc. You’ll want to look for someone who has made consistent sales in the community. The more specialized and familiar your agent is with your neighborhood, the better. This means they will have valuable local knowledge and more connections.
In today’s day and age, technology plays a huge role in real estate buying and selling. If you’re buying or selling a home, you’ll probably list it or look for it somewhere online. Home listings might include photos of the home, information on its background, etc. Though it seems easy to post a few photos online and write a description, online marketing isn’t that easy. There’s a lot of skill and expertise that goes into the online real estate market. Your agent should have fluent, knowledge of sites like Trulia and Zillow, as well as their own ability to market your home via social media. He or she should know how to take high-quality photos and present your home in a way that attracts potential buyers. Check out the agent online. What are they posting on Instagram, Facebook, Twitter, and more? Are they using their social media platforms to share relevant, helpful information, or are they just posting memes and non-sense? The best agents like to educate the consumer so they can feel confident when buying or selling their home.
7. Check out their Facebook presence (goes hand in hand with #6)
Believe it or not, Facebook is a good place to gather information about the housing market and checkout an agent you are considering hiring to help buy or sell a home. What should you be looking for in an agent’s Facebook presence? You want an agent that cares more about you (and your family) than they care about bragging about themselves. One way to determine this is to look at what they post on their Facebook page. Are they more interested in bragging about their accomplishments or are they trying to post insightful information that will help you make the best decision for you and your family?
Guy Kawasaki, an executive at the Haas School of Business at U.C. Berkeley, gave the following advice to the Realtors in attendance: “Value comes in the form of information and assistance. You want to establish a position where people see – through your social media efforts – that you know what you’re doing and are helpful…The point is to make yourself useful and valuable. To build credibility; to build trust…” Look for an agent that follows that advice!
