What You Need to Do to Get Your Home Offer Accepted


You’ve finally found your dream home! The price is right, but in a competitive market you want to make sure that you make a great offer – in order to guarantee it is officially yours!

1. Get Pre-Approved & Act ASAP

Getting pre-approved will show home-sellers that you are sincere about buying and also allow you to make your offer with confidence. If you have your heart set on buying in a hot area, start your house hunt early. No matter where you live, listings for homes in popular neighborhoods are few and far between. When they do hit the market, they typically don’t remain on the market for very long. Make sure that as soon as you decide that you want to make an offer, you work with a real estate agent from Delphi to present your offer as soon as possible.

2. Make an Offer & Submit a Letter

Use a licensed real estate agent from Delphi that is active in the neighborhoods you are considering. This will be key in helping you put in a solid offer. When offering on a piece of property, remember that there is always a person at the other end of the line making the decision. Make your offer stand out! If you want to get your deal accepted, get that person to like you! The best way to do this is simple – include a letter with your offer. Let the seller know who you are and what you plan to do with the house. You may also want to include a photo of you and/or your family with your letter. This lets the seller know that you are a real person!

3. Be Prepared to Negotiate and/or Offer Cash If Possible

You’ll likely get at least one counteroffer from the sellers so it is best to be prepared. The two things likely to be negotiated are the selling price and closing date. Your Delphi agent will also be key in this process, giving you direction and making sure that the agreed terms are met.

Another tip is to offer all cash. If you can afford to offer all cash on a property, this can help you get an offer accepted, even if other potential buyers have offered more! Sellers love cash buyers, because they know the money is there.

4. Offer to Clean Out the Property and/or Pay the Seller’s Closing Costs

Houses can pile up a lot of stuff over time, and removal can be overwhelming for the seller. If you are offering on a property that has a lot of junk in it, make your offer stand out by offering to clean out the property. Another tip to help the seller out is to consider offering to pay part or all of the seller’s closing costs, depending on what you can afford.

5. Offer Again

Don’t get discouraged! Just because your offer was turned down, that doesn’t mean you can’t offer again soon.
